3. If you had a foreclosure in the last 3 years you can buy.

If you had any of the above or you are a first time home buyer there are several programs you can take advantage of including the following:

  • FHA which requires 3.5% down payment

  • VA No down payment

  • Conventional 5.0% to 20.0% down payment

Action plan for finding you a property

  • I will first get you per-qualified with one of our quality lenders. This will give us a price range for our shopping excursions and narrow down the search.

  • Once I know what type of property you are interested in I will search the MLS listing service (600 plus websites) for properties that fit your criteria. I will present to you those properties that are a match for possible viewing. I can also show any property with an agent for sale sign.

  • After you find a property you are interested in I will assist you in presenting the offer. This will be in the form of a Purchase Contract. The offer will be either accepted rejected or the owner can make a counter offer that we can either accept or reject. Once the offer is accepted the offer becomes a contract and the property will begin escrow.

  • During the escrow process you will have me to personally walk the transaction through escrow and I can clear up any problems ASAP.
